Mantenimiento de un edificio destinado a la docencia

Abstract

[ES] El objetivo de esta Tesina Fin de Máster, es analizar cómo se organizan los diferentes mantenimientos, correctivo y predictivo, que se realizan sobre un edificio destinado a la docencia y, que se encuentra dentro del Campus de Vera de la UPV. En la tesina se va realizar especial hincapié sobre los mantenimientos en la rama de climatización, electricidad y protección contra incendios que conllevan un mayor tiempo de actuación de mantenimiento sobre los edificios. También se realizará un estudio de los mantenimientos realizados a los ascensores, limpieza interior y exterior del edifico, jardinería y las pequeñas reparaciones que se realizan. Se va a establecer la periodicidad con la que realizan cada tipo de mantenimiento de los diferentes elementos dispuestos en el edificio estudiado. Otro punto de gran importancia que se va a tratar va a ser el tema de GMAO utilizado por cada empresa mantenedora. Para finalizar, se realizará un apartado sobre las diferentes mejoras que puede adaptar el edificio estudiado para organizar y realizar con mayor eficacia el mantenimiento correspondiente. Estas mejoras pueden ser aplicadas a los diferentes edificios dedicados a la docencia que componen la UPV.

[EN] The objective of this Final Master's Thesis is to analyze how the different maintenance, corrective and predictive, are organized, which are carried out on a building intended for teaching and which is located within the Campus of Vera of the UPV. In the Thesis, special emphasis will be placed on maintenance in the branch of air conditioning, electricity and fire protection that entails a longer time of maintenance action on buildings. There will also be a study of the maintenance performed to the elevators, interior and exterior cleaning of the building, gardening and the small repairs that are made. The periodicity with which they perform each type of maintenance of the different elements arranged in the studied building will be established. Another point of great importance that is going to be discussed is going to be the issue of CMMS used by each maintenance company. Finally, a section will be made on the different improvements that the studied building can adapt to organize and carry out the corresponding maintenance with greater efficiency. These improvements can be applied to the different buildings dedicated to teaching that make up the UPV.
