Rehabilitació de vivenda en planta baixa

Abstract

[CA] El projecte tracta de la rehabilitació d’una vivenda en planta baixa. I es tenen en compte tant les idees proposades abans del projecte, com les modificacions, els detalls i millores ocorregudes durant el procés de l’obra i la gestió del mateix. També s’analitza la importància d’involucrar a totes les parts participants en ella, per tal d’aconseguir l’optimització dels recursos ficats a disposició del projecte amb la finalitat d’obtenir els objectius pactats amb la propietat. Així, doncs, el treball consisteix en dirigir i coordinar els recursos humans i materials al llarg del “cicle de vida” del projecte, mitjançant una coordinació integral dels mateixos (tècniques de “management”), per aconseguir els objectius d’abast, cost, termini, qualitat i satisfacció de les parts interessades en el projecte. En quant a la metodologia general utilitzada, podria resumir-se en els següents punts: Viabilitat econòmica contrastada amb la propietat; planificació financera; definició de disseny, estimant el cost, incloent- hi recerca i avaluació de dissenys alternatius. Amb estudi de la viabilitat constructiva, tècnica i normativa; el sistema de la contractació: propostes i contractació valorant aquelles empreses; coordinació i situació de l’execució de la construcció i propostes de millora de la definició del disseny i de les qualitats del projecte.

[EN] The project dealt with the renovation of an apartment located on the ground floor and take into account the ideas proposed in the early draft of the project, as well as the modifications, details and improvements occurred during the develop and management of the work process. It also discusses the importance of involving all the participants in order to optimize the resources available in order to meet the commitments made to the proprietary society. So the job is to direct and coordinate human and material resources throughout the "life cycle" of the project, through a comprehensive coordination of these (technical "management"), to achieve the scope, cost, time and quality objectives. Regarding the overall methodology used, that could be summarized as follows: achieve economic viability agreed with the proprietary society; meet the financial planning objectives; perform the design and cost estimating of the project including research and evaluation of alternative designs to study the feasibility of construction, and technical regulations; coordinate and implement the project of construction and make proposals to improve the design and definition of its qualities.
