Desde que el fenómeno fuese acuñado inicialmente por Ruth Glass en el año 1964 se ha generado una importante literatura académica al respecto. Con el tiempo el fenómeno ha aumentado en complejidad y aunque se ha escrito mucho sobre la cuestión, se echan en falta estudios que permitan medir las transformaciones producidas y sus consecuencias. El presente trabajo tiene como objetivo analizar y medir los efectos de la gentrificación sobre el acceso a la vivienda, a partir del análisis de los cambios producidos tanto en el precio de la vivienda, en relación al acceso vía la propiedad, como en el mercado del alquiler. También, se abordará la cuestión de la turistificación del barrio y sus efectos sobre el mercado del alquiler. Los análisis realizados permitirán obtener información para comprender, con mayor profundidad, las consecuencias del fenómeno. El estudio será de utilidad para el diseño de medidas de actuación y políticas urbanas.[EN] Gentrification processes are a common phenomenon in cities and have aroused significant interest in society as a whole. Since the phenomenon was first coined by Ruth Glass in 1964, an important academic literature has been generated on the subject. Over time, the phenomenon has increased in complexity and although much has been written on the subject, there is a lack of studies that allow us to measure the transformations produced and their consequences. The aim of this paper is to analyze and measure the effects of gentrification on access to housing, based on the analysis of the changes produced both in the price of housing, in relation to access via ownership, and in the rental market. The question of neighborhood touristification and its effects on the rental market will also be addressed. The analyses carried out will provide information for a deeper understanding of the consequences of this phenomenon.
