[ES] La ciudad de Valencia cuenta con un espacio natural protegido, a pocos minutos en coche. El parque natural de la Albufera sufrió una gran transformación en los años 60 del desarrollismo franquista, momento en el que se inició la urbanización de su Devesa. Esta urbanización se frenó en 1974 gracias al movimiento ciudadano El Saler per al Poble. Del proyecto inicial se llegaron a construir diversos edificios y anchas carreteras.
Para algunos, la construcción de estos edificios fue un error que debería revertirse. No obstante, una de las vías del desarrollo sostenible consiste en aprovechar las construcciones existentes; y estos edificios, por las características de las viviendas y la falta de servicios en la zona, se encuentran vacíos en invierno.
La ciudad de Valencia se encuentra en continuo crecimiento y estas construcciones representan una oportunidad para hacer que Les Gavines se consolide como un barrio más de la ciudad. La actuación urbanística de este TFM busca recuperar la coherencia en el plano del suelo, procurando que los caminos respondan a los edificios construidos. Además, las torres de apartamentos constituyen el punto de partida para el desarrollo de un sistema de servicios que permita habitar Les Gavines durante todo el año. Mediante la construcción sostenible en la huella de los edificios y la mejora de las viviendas, se pretende que Les Gavines se consolide como un núcleo más independiente de la ciudad de Valencia.

[EN] Valencia city has a protected natural area, a few minutes by car. The Albufera Natural Park underwent a major transformation in the 1960s under Franco's developmentalism, when the urbanization of its Devesa began. This urbanization stopped in 1974 thanks to the citizen movement El Saler per al Poble. From the initial project, various buildings and wide roads were built.
For some, the construction of these buildings was a mistake that should be reversed. However, one of the ways of sustainable development is to take advantage of existing constructions; and these buildings, due to the characteristics of the houses and the lack of services in the area, are empty during winter.
Valencia city is constantly growing, and these constructions represent an opportunity to consolidate Les Gavines as a new neighborhood for the city. The urban project of this TFM seeks to recover coherence in the ground plan, ensuring that the paths respond to the constructed buildings. In addition, the apartment towers constitute the starting point for the development of a system of services that allows Les Gavines to be inhabited throughout the year. Through sustainable construction in the footprint of the buildings and the improvement of the houses, it is intended to consolidate Les Gavines as a more independent neighborhood of Valencia.
