De la ciudad al mar. Regeneración urbana del frente marítimo del Cabanyal.

Abstract

[ES] Este proyecto se encuentra en el barrio del Cabanyal, un lugar marcado por la fragmentación urbana y la progresiva pérdida de conexión con su paisaje costero. Ante esta situación, la propuesta busca reconectar ciudad, mar y comunidad mediante una intervención arquitectónica y urbana centrada en el cuidado y el bienestar. En un entorno caracterizado por el tráfico constante, el deterioro y escasez de espacio público y la pérdida de identidad, la propuesta ofrece una estrategia de regeneración que se basa en la transformacióndel tejidourbano desde la renaturalización, con la transformación de un parque, restricción de vehículos y la reestructuración del paseo marítimo. Así, el proyecto busca desdibujar los límites marcados entre lo edificado y lo natural, fomentando una transición fluida y devolviendo al Cabanyal la relación con el mar. La intervención se centra en la recuperación del edificio protegido de las Termas Victoria, puesta en valor a partir de la construcción y vinculación de dos solares anexos. El programa se enfoca en el bienestar integral, social, físico y mental; estructurando un recorrido espacial que acompaña al usuario a través de diferentes atmósferas, ambientes y experiencias. Esta secuencia no solo da forma y sentido al funcionamiento interno de los espacios, sino que también promueveuna experiencia distintade cuidado pasando por distintas estancias. De esta forma, el proyecto entiende la arquitectura como una herramienta para mejorar la relación entre las personas, su entorno y la historia del lugar, estableciendo una nueva forma de vivir el barrio como un espacio saludable, de encuentro y conectado con su entorno natural.

[EN] This project is located in the Cabanyal neighborhood, an area marked by urban fragmentation and the gradual loss of connection with its coastal landscape. In response to this situation, the proposal seeks to reconnect the city, sea, and community through an architectural and urban intervention focused on care and well-being. In an environment characterized by constant traffic, the deterioration and lack of public space, and the loss of identity, the proposal offers a regeneration strategy based on transforming the urban fabric through renaturalization, with the transformation of a park, restriction of vehicles, and restructuring of the seaside promenade. In this way, the project aims to blur the boundaries between the built environment and nature, fostering a smooth transition and restoring the Cabanyal's relationship with the sea. The intervention focuses on the recovery of the protected Termas Victoria building, enhanced through the construction and integration of two adjacent plots. The program focuses on holistic well-being social, physical, and mental structuring a spatial journey that guides the user through different atmospheres, environments, and experiences. This sequence not only shapes the internal functioning of the spaces but also promotes a distinct care experience as it moves through various rooms. Thus, the project sees architecture as a tool for improving the relationship between people, their environment, and the history of the place, establishing a new way of living in the neighborhood as a healthy space, a place for encounter, and connected to its natural surroundings.
