BeniHub. Complejo híbrido de viviendas y oficinas en Benimàmet.

[ES] En este ejercicio se abordan directamente los problemas de vivienda que actualmente afectan al barrio de Benimàmet en Valencia, conocido por ser un barrio dormitorio. Se aporta una nueva dimensión a la comunidad mediante la creación de un elemento urbanístico que atraiga a nuevos usuarios y fomente la cohesión social.

Se ha seleccionado una ubicación estratégica en la trama urbana, interviniendo en una parcela situada entre los barrios de Benimàmet y Burjassot. Este emplazamiento se encuentra en el cruce entre la prolongación del parque lineal de Benimàmet y el futuro bulevar verde de Burjassot, actuando como una puerta de entrada y conexión entre ambos barrios.

La propuesta consiste en un edificio mixto que combine viviendas en sus plantas altas y oficinas en sus plantas más bajas, proporcionando al barrio un grado de hibridación que responda a sus necesidades actuales. Ofreciendo una solución sostenible y multifuncional que mejore la cohesión social y económica del barrio. Además, el proyecto incluye la creación de servicios flexibles y espacios exteriores semipúblicos que se van mezclando con los usos de las oficinas, promoviendo la autogestión y la participación de los residentes.

[EN] This project directly addresses the housing problems currently affecting the Benimàmet neighbourhood in Valencia, known for being a dormitory district. The aim is to bring a new dimension to the community by creating an urban element that will attract new users and foster social cohesion.

A strategic location in the urban fabric has been selected, intervening on a plot situated between the neighbourhoods of Benimàmet and Burjassot. This site is located at the crossroads between the extension of the Benimàmet linear park and the future green boulevard of Burjassot, acting as a gateway and connection between the two neighbourhoods.

The proposal consists of a mixed building that combines housing on the upper floors and offices on the lower floors, providing the neighbourhood with a degree of hybridisation that responds to its current needs. Offering a sustainable and multifunctional solution that improves the social and economic cohesion of the neighbourhood. In addition, the project includes the creation of flexible services and semi-public outdoor spaces that blend in with the office uses, promoting self-management and resident participation.
