Reforma urbana para viviendas y usos públicos en La Xerea

Abstract

[ES] El presupuesto del que parte el Trabajo Fin de Máster es la colmatación de una serie de solares en el centro de Valencia (La Xerea) que actualmente constituyen un área con poca actividad, degradada y con una elevada percepción de peligro. El proyecto propuesto combina, por un lado, viviendas de tamaño variable y viviendas tuteladas para mayores, y por otro un amplio programa de usos públicos con el que reactivar la zona y ofrecer servicios a los habitantes del barrio.

Se reivindica la capacidad generadora de actividad del espacio público abierto en forma de tres pequeñas plazas, que se articulan entre sí para generar la huella de la edificación a través de su negativo. En estas plazas se disponen las dotaciones (centro de día asociado a las viviendas tuteladas y centro social con espacio ajardinado, cocina pública, áreas de talleres y trabajo, espacio escénico, etc.), aparcamiento de bicicletas, locales comerciales y una serie de fuentes que sirven para conectar los distintos lugares y ofrecer refresco, placer sensorial, juego infantil y dar una dimensión poética a la reforma urbana.

[EN] The specifications from which the Final Master's Thesis stems is the filling of a series of plots in the center of Valencia (La Xerea) that currently constitute a degraded area with little activity, a high perception of danger, and of little activity. The proposed project combines, on the one hand, housing of variable size and sheltered housing for the elderly, and on the other hand, a broad program of public uses to reactivate the area and offer services to the inhabitants of the neighborhood.

The activity-generating capacity of open public spaces is claimed in the form of three small squares, which are articulated with each other to generate the footprint of the building through the negative space of the squares. Around them are arranged the facilities (day center associated with sheltered housing and social center with garden space, public kitchen, workshop and work areas, scenic space, etc.), bicycle parking, commercial premises and a series of fountains that serve to connect the different places and offer refreshment, sensory pleasure, children's play and give a poetic dimension to the urban reform.
