Complejo híbrido en La Torre.

Abstract

[ES] La parcela que se escoge para el desarrollo del proyecto pretende satisfacer las necesidades que se presentan en el barrio de La Torre, Valencia. Tras analizar el barrio se pueden diferenciar problemas como: la falta de espacios públicos de interés o zonas verdes en buenas condiciones, la gran cantidad de parcelas vacías o edificios abandonados y la carencia de equipamientos culturales. Para solucionarlos, se plantea una hibridación de espacios ubicados en el corazón de La Torre. Esto se lleva a cabo escogiendo un conjunto de parcelas vacías que se unen al Camino Real de Madrid mediante tres viviendas (una de ellas vacía) que se expropiarán para una mejor conexión del proyecto con dicha avenida. Además, se derrumbará una antigua fábrica que se encuentra abandonada junto a dichas parcelas. Este lugar dispone de una riqueza cultural de la que pocos espacios pueden presumir en la zona, dos chimeneas de la época industrial del barrio y un muro de piedra que se mantendrán como eje del proyecto mostrando así el respeto del proyecto por la historia del lugar. Respecto al programa, los usos elegidos son: cultural, comercial y residencial. El uso cultural se ubicará en la parte más próxima al Camino Real de Madrid, de tal forma que funcione como nexo entre el proyecto y la avenida. Será implantado mediante la creación de una mediateca en la que se pretende conseguir un espacio tranquilo y luminoso donde sea posible desde ir a la sala de lectura hasta realizar exposiciones que se puedan extender al espacio ajardinado exterior. El comercial se realizará mediante un mercado de proximidad que se plantea como un espacio híbrido y abierto, que propicie una comunicación fluida entre los espacios exteriores que lo rodean. Se ubicará en el espacio que ocupaba la antigua fábrica abandonada del lugar en el centro de la propuesta. El uso residencial se compondrá de viviendas de realojo que además dispondrá de espacios comunes que propicien la relación entre sus habitantes. Las viviendas creadas que se ubican en el Norte de la parcela, con orientación Norte-Sur, funcionan como cierre de la propuesta. Para la creación de la estructura, se diseña una tipología formal y estructural ligera que se inspira en el patrimonio arquitectónico industrial del lugar y resuelve el programa propuesto. Se crea una sucesión de pórticos que se adaptan, desde una misma tipología, a las distintas necesidades del programa. Este planteamiento cose la propuesta e hibrida los espacios proyectados aportando una coherencia formal y estructural al conjunto. Estos pórticos se utilizan para la creación de la mediateca y el mercado mediante una estructura ligera de acero.

En cambio, las viviendas se realizarán con una estructura de hormigón armado, a excepción del núcleo de comunicaciones, que es exento, y se realizará con los pórticos de acero otorgándole así una conexión con los edificios de la propuesta. El espacio público es una gran zona verde que responde a las necesidades del barrio de un lugar de calidad unido a los edificios del proyecto mediante espacios porticados que forman esa hibridación entre el interior y el exterior.

[EN] The plot chosen for the development of the project aims to meet the needs that arise in the neighborhood of La Torre, Valencia. After analyzing the neighborhood you can differentiate problems such as: the lack of public spaces of interest or green areas in good condition, the large number of empty plots or abandoned buildings and the lack of cultural equipment. To solve them, there is a hybridization of spaces located in La Torres centre. This is done by choosing a set of empty plots that join the Camino Real de Madrid through three houses (one of them empty) that will be expropriated for a better connection of the project with that avenue. In addition, an old factory that is abandoned next to these plots will collapse to take advantage of its place. This place has a cultural value that few spaces can boast in the area, two fireplaces from the industrial era of the neighborhood and a stone wall that will remain the axis of the project thus showing the respect of the project for the history of the place. Regarding the program, the chosen uses are: cultural, commercial and residential. Cultural use will be located in the part closest to the Camino Real de Madrid, in such a way that it joins the project and the avenue. It will be implemented by creating a media library in which it is intended to achieve a quiet and bright space where possible from going to the reading room to making exhibitions that can be extended to the outdoor landscaped space. The commercial will be carried out through a proximity market that is proposed as a hybrid and open space, which promotes a fluid communication between the outdoor spaces that surround it. It will be located in the space occupied by the old abandoned factory of the place in the center of the proposal. Residential use will consist of real estate that will also have common spaces that promote the relationship between its inhabitants. The homes created that are located in the North of the plot, facing North-South, function as a closing of the proposal. For the creation of the structure, a light formal and structural typology is designed that is inspired by the industrial architectural heritage of the place and solves the proposed program. A succession of porches is created that adapt, from the same typology, to the different needs of the program. This approach sews the proposal and hybridizes the projected spaces, bringing formal and structural coherence to the whole. These porches are used for the creation of the media library and the market by means of a lightweight steel structure.

Instead, the houses will be made with a reinforced concrete structure, with the exception of the communications core, which is exempt, and will be carried out with the steel porches thus giving it a connection with the buildings of the proposal. The public space is a large green area that responds to the needs of the neighborhood of a quality place linked to the buildings of the project through porous spaces that form that hybridization between inside and outside.
