Abstract

[ES] El proyecto desarrollado en el presente Trabajo de Fin de Máster (TFM) es un centro de ocio donde se realizan distintas actividades comerciales, culturales y deportivas con un programa flexible y articulado al espacio público. Este conjunto se ubica en La Torre, barrio del distrito de Poblados del Sur de Valencia, separado de la ciudad por el nuevo cauce del río Turia. Este pequeño poblado con raíces agrícolas aparece alrededor del Camino Real de Madrid y actualmente está delimitado por diversas infraestructuras que se encuentran en su perímetro. En los últimos años, se ha llevado a cabo en La Torre un proyecto llamado Sociopolis, donde se plantea una nueva tipología urbanística de barrio que integra la huerta con viviendas en altura. Este plan no se llegó a finalizar debido a problemas económicos, por lo que en la actualidad, el barrio queda dividido entre el antiguo poblado tradicional y los altos y aislados edificios de Sociopolis. El complejo realizado se plantea en una parcela junto al Camino Real de Madrid y pretende relacionar las dos áreas urbanas de La Torre. El emplazamiento viene marcado por varios factores que condicionan la forma y el volumen del centro sociocultural, como son las grandes medianeras situadas en los bordes del solar, el patio de manzana o la calle transversal que corta la propia parcela. El complejo busca adaptarse a la configuración existente del lugar, mejorando la calidad urbana y la relación social entre las personas que habitan el barrio.

[EN] The project developed in this Master's Thesis (TFM) is a leisure centre where different commercial, cultural and sports activities are carried out with a flexible programme articulated to the public space. This complex is located in La Torre, a neighbourhood in the Poblados del Sur district of Valencia, separated from the city by the new Turia riverbed. This small settlement with agricultural roots appears around the Camino Real de Madrid and is currently delimited by various infrastructures on its perimeter. In recent years, a project called Sociopolis has been carried out in La Torre, which proposes a new urban typology for the neighbourhood that integrates the market garden with high-rise housing. This plan was not finalised due to economic problems, so that at present, the neighbourhood is divided between the old traditional village and the isolated high-rise buildings of Sociopolis. The complex is located on a plot of land next to the Camino Real de Madrid and aims to link the two urban areas of La Torre. The site is marked by several factors that condition the shape and volume of the sociocultural centre, such as the large party walls on the edges of the plot, the courtyard of the block and the transversal street that cuts through the plot itself. The complex seeks to adapt to the existing configuration of the site, improving the urban quality and the social relationship between the people who live in the neighbourhood.
