Cooperativa de vivienda en cesión de uso en la Ciutat Vella, Valencia.

Abstract

[ES] La Ciudad de Valencia contiene en su interior un pequeño tesoro en forma de casco antiguo, cargado de siglos de historia. Justo en el punto de conexión de tres barrios diferenciados, un grupo de solares vacíos presenta una pobre situación urbana, gobernada por un entorno desolado. El proyecto consistirá en resolver el vacío mediante la construcción de una cooperativa de vivienda en cesión de uso.

La situación actual del emplazamiento queda protagonizada por el lento abandono de su población original. La cooperativa de vivienda surge como respuesta particular para este proyecto, buscando modos de vida que potencien la relación, la comunidad y la repoblación de un lugar; con el objetivo de buscar una vida en convivencia que apunte hacia nuevos modos de habitar.

El proyecto de cooperativa coloniza cuatro solares vacíos del tejido histórico. La particularidad de intervenir en diferentes parcelas sugiere plantear el proyecto desde una estrategia conjunta, centrada en mejorar el entorno urbano y la relación con la calle. La visión de un lugar acotado permite el estudio y la revisión del planeamiento existente, e invita a prestar especial atención a la problemática de conexión que aparece en el emplazamiento. Buscar una respuesta que se adapte a las necesidades del entorno y posibilite un modo de vida cooperativo se convierte en el reto del proyecto.

Las condiciones programáticas del proyecto y el entorno donde se ubica llevan a la búsqueda de determinados objetivos: En primer lugar, atendiendo a la evolución del tejido histórico y al carácter resultante del barrio como consecuencia del paso del tiempo: la reinterpretación de la calle como lugar de actividad. El proyecto parte de un concepto: El placer de deambular, de recorrer las calles y rehabitarlas, devolviendo la propiedad de la ciudad a los habitantes a través del uso. En segundo lugar, la generación de un hábitat cooperativo que ofrezca nuevas maneras de ver y percibir el habitar. Un lugar donde los límites entre lo individual y lo colectivo se difuminen, donde lo compartido sea un valor potenciador; donde el comportamiento de los habitantes se convierta en un generador de conductas que miren hacia la sostenibilidad social, económica y medioambiental.

Por último, el proyecto apuesta por mostrar el proceso y el desarrollo que ha conducido a su resultado, dejando plasmadas las fases, las decisiones y los pensamientos que han ido sucediendo hasta darle forma. Entender la evolución del proyecto se convierte en un objetivo más de este, desviando el interés que transmite el resultado en los proyectos de arquitectura y revelando la elección y la decisión de cada fase del proyecto.

[EN] The City of Valencia contains a Little gem inside it: its old town, backed with centuries of history. Just in the tie point of three different neighbourhoods, a group of void plots offer a poor situation for the city, ruled by a bleak environment. The project consists in repair the emptiness through a cooperative housing in assignment of use.

Nowadays, the actual situation of the site is starred by the slow abandonment of its original population. The cooperative housing is the answer for this project, looking for lifestyles that enhance the relation, the community and the resettlement of the site. The goal is to achieve a coexistence life pointing towards new lifestyles.

The cooperative Project is inserted in four empty plots of the historical city. Intervening in different plots suggests planning a joint strategy, focussed in improve the urban environment and the relation with the street. An accurate view of the site allows a study of the city planning and it reveals a general connexion problem in the place. Looking for an answer that joins the adaptation of the site possibilities and allows a cooperative lifestyle becomes a main goal in the project.

The program of the project and the conditions of the site lead to the search for certain objectives: Firstly, attending to the evolution of the historical city and the resulting nature of the neighbourhood because of the passage of time: the reinterpretation of the streets as an activity site. The project starts with the concept of the pleasure of wandering; walk through the streets and re-inhabit them, return city property to citizens.

Secondly, the generation of a cooperative habitat that offers news ways of inhabiting. A place where the limits between individual and collective disappear. A place where sharing is an enhancing value. A place where the behaviour of the inhabitants becomes in a behaviour generator that look up to a social, economic and environmental sustainability.

Finally, the project bet to show the process and the developing that have led to its result. The phases, the decisions and the thoughts that have been happening will be also captured. The goal is understanding the evolution of the project more that the final result, revealing the choices and the decisions during the development of the project.
