Centro cívico en La Torre

Abstract

[ES] Este presente proyecto de TFM se desarrollará en el barrio de La Torre de Valencia. Nuestra parcela se encuentra entre medianera, se sitúa en el camino real que es la calle comercial más importante del barrio. El proyecto que vamos a desarrollar consiste en una mejora y desarrollo del entrono urbano primero, creando relaciones y conexiones de los espacios colectivos dentro del barrio, y por otro lado proyectar un edificio híbrido, con una mezcla de usos y diferentes programas, bien integrado en su entorno. El programa va a agrupar 3 usos, comercial que vamos a desarrollar en planta baja, con un mercado y cafetería, cultural en planta primera consiste en una biblioteca y salas de estudios y finalmente un uso deportivo en la ultima planta consiste en un gimnasio y para completar el uso deportiva hemos creado una zona verde con equipamientos deportivos al aire libre en una parcela al lado que da sobre nuestro edificio hibrido. Aparte del programa del edificio hibrido, también vamos a intervenir en el entorno urbano y para eso hemos analizado el barrio de La Torre, se observa que existe una superficie importante de huerta productiva, y por esa razón los productos vendidos en el mercado del edificio hibrido van a ser los mismos que producen los huertos urbanos de proximidad. Otra intervención consiste en la creación de un eje verde en camino real, pasando por la parcela verde de equipamientos deportivos que hemos creado hasta llegar al parque central de La Torre, dejando un eje abierto dentro de nuestro edificio a nivel de planta baja, para la continuación visual del camino verde. Por último se ha creado un carril bici, pasando igualmente por los tres puntos citados antes en el eje verde que son el camino real, el edificio hibrido, el parque de equipamientos deportivos y llegando al parque central del barrio.

Our plot Our plot is located between party walls on the royal road which is the most important commercial street in the neighborhood. The project that we are going to develop consists of an improvement and development of the urban environment , creating relationships and connections of the collective spaces within the neighborhood, and on the other hand projecting a hybrid building, with a mix of uses and different programs, well integrated into its environment. The program will group 3 uses, commercial that we are going to develop on the ground floor, with a market and cafeteria, cultural on the first floor consists of a library and study rooms and finally a sports use on the top floor consists of a gym and for complete the sports use we have created a green area with outdoor sports equipment on a plot that overlooks to our hybrid building.We are also going to intervene in the urban environment and for that we have analyzed the neighborhood ¿La Torre¿, Apart from the hybrid building program, we observed that there is an important area of ​​productive orchard, and for that reason the products sold in the hybrid building market they will be the same ones that produce the urban orchards of proximity. Another intervention consists of the creation of a green axis on the royal road, passing through the green plot of sports facilities that we have created until reaching the central park of the neighborhood, leaving an open axis inside our building at ground floor level, for the visual continuation of the green path.Finally, a bike lane has been created, also passing through the three points mentioned above on the green axis which are the royal road, the hybrid building, the sports facilities park and reaching the central park of the La Torre.
