Abstract

[ES] El barrio de la Torre es en sí una paradoja. Cuando nos movemos por él, la presencia del gran vacío que es Sociópolis crea una barrera invisible para sus habitantes, pero, sin embargo, no hay espacios públicos y verdes dentro del barrio. Además, la V-30 y el cauce del río que se encuentran al Norte hacen que esté aislado y descontextualizado de la ciudad de Valencia. En este lugar lleno de vacíos y barreras, el Camí Real de Madrid es lo único que organiza el espacio y lo une a la ciudad, encontrándose en este los elementos de más valor, como son la iglesia o la torre. Es en esta avenida donde se sitúa nuestro edificio, aprovechando una parcela que se encuentra entre los dos mundos. Colocándolo ahí se consigue completar de nuevo el eje, añadirle valor a través de nuestra construcción y nos da la posibilidad de reconducir parte de la circulación y la vida del barrio y llevarla al otro lado, para que poco a poco se pueda ir revitalizando el paraje de Sociopólis a través de la intervención ciudadana. Está parcela sin embargo viene con sus propias tensiones, como son las medianeras de 5-6 plantas de los edificios adyacentes, las alineaciones de fachada y la altura de cornisa. Parámetros que afectan a la visión unitaria del Camí Real de Madrid. Ante esta realidad, se plantea un edificio hibrido que, aparte de suplir con las demandas sociales, solucione los encuentros con medianeras y con las alineaciones exteriores, genere el espacio público y verde que el barrio necesita vinculado tanto a la Torre como a Sociópolis. Dicho espacio público se materializa como una plaza interior en torno a la cual se genera nuestro edificio y que conecta los dos mundos a través de la cota cero, pero solo por dos entradas controladas, que permitan el paso, pero no la visual, para que la plaza no adopte el carácter de calle. El edificio híbrido cubrirá un programa funcional diverso que se puede agrupar en cuatro grandes bloques: el bloque cultural (biblioteca, sala de exposiciones, salón de actos, talleres/aulas¿), comercial (mercado de proximidad, taller culinario), deportivo (salas polivalentes y vestuario) y otras funciones como por ejemplo una cafetería-restaurante, un puesto de información y atención al cliente etc¿ Ante todas estás funciones se le dará especial importancia al bloque cultural. Este programa se articulará en los cuatro volúmenes que constituyen el edificio, dos de ellos de una planta y dos de cuatro. En toda la planta baja se encontrarán las funciones más públicas del mismo, como son todo el bloque comercial, la cafetería restaurante y el puesto de información. Luego los otros dos volúmenes acogerán el bloque cultural y deportivo, todos ellos relacionados entre si para conseguir una visión unitaria del conjunto. Ante la problemática de las medianeras, los patios de luces y la escala humana que queremos seguir manteniendo en nuestra plaza, se responde mediante una piel exterior la cual crece para alcanzar las alineaciones de la calle. De esta manera se genera un espacio interior respetuoso con el habitante y que se difumina entre lo público y lo privado, permitiendo la interacción social y dando libertad a las iniciativas ciudadanas, proporcionándoles todo un espacio libre y público resguardado del tráfico rodado y controlado.

It is on this avenue where our building is located, taking advantage of a plot that is between the two worlds. Placing it there, it is possible to complete the axis again, add value to it through our construction and give us the possibility of redirecting part of the circulation and the life of the neighborhood and taking it to the other side, so that little by little the Sociopólis area can be revitalized through citizen intervention. This plot, however, comes with its own tensions, such as the 5-6 storey party walls of the adjacent buildings, the façade alignments and the cornice height. Parameters that affect the unitary vision of the Camí Real de Madrid. Faced with this reality, a hybrid building is proposed that, apart from meeting social demands, solves encounters with party walls and exterior alignments, generates the public and green space that the neighborhood needs linked to both the Tower and Sociópolis. This public space is materialized as an interior square around which our building is generated and that connects the two worlds through ground zero, but only by two controlled entrances, which allow passage, but not the visual, so that the square does not adopt the character of a street. The hybrid building will cover a diverse functional program that can be grouped into four large blocks: the cultural block (library, exhibition hall, assembly hall, workshops / classrooms ...), commercial (local market, culinary workshop), sports (halls multipurpose and changing rooms) and other functions such as a restaurant, an information and customer service stand etc¿ In all these functions, special importance will be given to the cultural block. This program will be articulated in the four volumes that make up the building, two of them with one floor and two with four. The most public functions of the same will be found throughout the ground floor, such as the entire commercial block, the restaurant and the information booth. Then the other two volumes will host the cultural and sports block, all of them interrelated to achieve a unitary vision of the whole. Faced with the problem of the party walls, the light patios and the human scale that we want to continue to maintain in our square, it is answered by an outer skin which grows to reach the alignments of the street In this way, an interior space is generated that is respectful with the inhabitant and that is blurred between the public and the private, allowing social interaction and giving freedom to citizen initiatives, providing them with a free and public space protected from controlled and vehicular traffic.
