Viviendas sociales modulares flexibles en el barrio de Benimàmet

Abstract

[ES] Se plantea regenerar un entorno degradado en Benimàmet, un barrio situado en la periferia de la capital Valenciana, con una actividad tradicionalmente vinculada a la importante infraestructura hidráulica constituida por la Acequia Real de Montcada, cuyo origen se remonta a la época musulmana, manteniéndose como fuente de riqueza hasta la actualidad. El papel que esa Acequia desempeñó en el pasado como línea de conexión con otras poblaciones, actualmente se ha perdido, constituyendo una barrera al crecimiento urbano. Por otro lado, la población del barrio tiene un bajo nivel económico y se siente descuidada y desconectada de la ciudad de Valencia, y ven que sus necesidades no son atendidas, siendo una de las más importantes la vivienda.

El objetivo principal del proyecto intenta apoyar la intervención urbanística planteada para recuperar y ordenar la zona, enfocando la construcción de un conjunto residencial de carácter social, destinado a estudiantes, jóvenes, creadores, emprendedores y familias con bajos recursos. Se pretende articular el entorno, mejorando el estado de degradación del espacio en el que se actúa. Se ha buscado que la dotación de servicios que pueden complementar al uso de vivienda sea flexible, para dar respuesta a diversas necesidades económicas, de actividades y socioculturales que puedan confluir en el conjunto planteado.

La propuesta servirá como elemento de transición entre el casco tradicional consolidado y la nueva zona a desarrollar, creando un punto de encuentro que a modo de nodo articule la actividad del entorno. El conjunto residencial se configura con espacios exteriores semipúblicos y con servicios comunes basados en la autogestión, desarrollándose incluso la opción de que la solución pueda ser promovida por los propios interesados.

[EN] The plan is to regenerate a degraded environment in Benimàmet, a district on the outskirts of the Valencian capital, with an activity traditionally linked to the important hydraulic infrastructure formed by the Acequia Real de Montcada, whose origins date back to the Muslim period and which has remained a source of wealth to this day. The role that this irrigation channel played in the past as a line of communication with other towns has now been lost, and it has become an obstacle to urban growth. On the other hand, the population of the neighbourhood has a low economic level and feels neglected and disconnected from the city of Valencia, and they see that their needs are not being met, one of the most important of which is housing.

The main objective of the project is to support the urban intervention proposed to regenerate and organise the area, focusing on the construction of a social housing complex aimed at students, young people, creatives, entrepreneurs and low-income families. The aim is to articulate the environment and improve the state of degradation of the area in which the project is carried out. It has been sought that the provision of services that can complement the use of the housing be flexible to respond to different economic, activity and sociocultural needs that may converge in the proposed complex.

The proposal will serve as a transitional element between the traditional consolidated centre and the new area to be developed, creating a meeting point that, as a node, articulates the activity of the surrounding area. The residential complex is configured with semi-public outdoor spaces and common services based on self-management, even developing the option of promoting the solution by the interested parties themselves.
