Hotel-Escuela con huerta productiva

Abstract

[ES] El proyecto pretende resolver dos puntos claves a nivel urbanístico y social, a través del desarrollo de un edificio con programa mixto: hotel y escuela.

La parcela se sitúa en la intersección entre la calle principal del Marí Blas de Lezo y la secundaria calle de Felip de Gauna. Siguiendo las directrices del Plan Especial de Protección del Cabanyal, este solar forma parte de un extenso corredor verde que recorre las calles del barrio del Cabanyal, por lo que su implantación se realiza teniendo en cuenta en todo momento la utilidad pública del espacio. La planta baja se presenta con el menor contacto posible con el terreno, favoreciendo la permeabilidad y continuidad del parque, así como el tránsito de personas a través de este. En este discurso el proyecto busca ser un equipamiento más del corredor verde donando parte de su programa a la actividad pública.

A escala urbana el edificio se plantea como un mecanismo de transición entre la tipología en altura de la Avenida Blasco Ibañez y los desarrollos en planta baja y planta primera del Cabanyal, de esta forma aparecen dentro del cuerpo lineal ramificaciones a diferentes alturas.

[EN] The project aims to solve two key urban and social issues through the development of a building with a mixed program: hotel and school.

The parcel is located at the intersection between the main street of Marí Blas de Lezo and the secondary street of Felip de Gauna. Following the guidelines of the Special Plan for the Protection of Cabanyal, this plot is part of an extensive green space that runs through the streets of the Cabanyal neighborhood, so its implementation is carried out taking into account at all times the public utility of the space. The first floor is presented with the least possible contact with the ground, favoring the permeability and continuity of the park, as well as the transit of people through it. In this discourse, the project seeks to be one more facility in the green corridor, donating part of its program to public activity.

On an urban scale, the building is conceived as a transition mechanism between the high-rise typology of Avenida Blasco Ibañez and the ground and second floor developments of the Cabanyal, thus branching out into the linear body at different heights.
