Resumen

[EN] In the era of digitalization, Artificial Intelligence (AI) has emerged as a revolutionary tool in multiple sectors, including real estate. The ability of AI to process and analyze large volumes of data has enhancened decision-making processes on real estate activities, optimizing operations, investment strategies and assets management. However, despite its many advantages, the application of AI-based systems in the real estate sector faces significant limitations, especially in contexts of data scarcity. It is the case of emerging or minority real estate markets, such as Data Centers market.The objective of this paper focuses on examining these limitations, highlighting the importance of considering intangible values and categorical variables, as well as the quality of the data in the evaluation of such real estate assets.
