Regeneración arquitectónica y urbana y puesta en valor del espacio público en el Barrio de la Xerea

Abstract

[ES] Este Trabajo de Fin de Máster aborda un proyecto integral de rehabilitación urbana y revitalización del espacio público en el barrio de la Xerea, ubicado en el centro histórico de Valencia. El estudio propone intervenciones arquitectónicas y urbanísticas enfocadas en respetar y realzar el patrimonio arquitectónico existente y en mejorar la calidad de vida de sus habitantes.

El proyecto se fundamenta en un análisis exhaustivo del tejido urbano actual, identificando las principales problemáticas como la degradación física de los edificios, la falta de espacios verdes y la falta de un espacio público donde los vecinos y habitantes de la ciudad se puedan desarrollar en un ambiente social. A partir de este diagnóstico, se desarrollan estrategias de intervención que incluyen la restauración arquitectónica del espacio, la regeneración de la trama urbana del lugar y la creación de áreas verdes y plazas públicas que fomenten la interacción social y la actividad comunitaria.

Se anticipa que las intervenciones propuestas tendrán un impacto significativo en la revitalización del barrio, mejorando tanto su estética como su cohesión social. Este trabajo ilustra cómo la rehabilitación contextualizada puede ser un motor de desarrollo en centros históricos, ofreciendo enseñanzas aplicables a futuras intervenciones urbanas.

[EN] The purpose of this final master's project is to address an integral project of urban rehabilitation and revitalization of public space in the Xerea neighborhood, located in the historic center of Valencia. This study proposes architectural and urban interventions focused on respecting and enhancing the existing architectural heritage and on improving the quality of life of its inhabitants.

The project is based on a thorough analysis of the current urban fabric, identifying key problems such as the physical degradation of buildings, the lack of green spaces, and the absence of public spaces where residents and citizens can thrive in a social environment. From this diagnosis, intervention strategies are developed, including the architectural restoration of the space, the regeneration of the urban fabric of the area, and the creation of green areas and public squares that promote social interaction and community activities.

It is anticipated that the proposed interventions will have a significant impact on the revitalization of the neighborhood, improving both its aesthetics and social cohesion. This work illustrates how contextualized rehabilitation can serve as a driver of development in historical centers, offering lessons applicable to future urban interventions.
