Protocolo de implantación del Facility Management en la rehabilitación de edificios patrimoniales

Abstract

[ES] El presente trabajo final de máster radica en la obtención de un protocolo a seguir para optimizar la gestión del mantenimiento remoto de un edificio patrimonial. Mediante diferentes técnicas, entre ellas herramientas de la metodología BIM, se intentará llegar a un modelo 3d el cual contenga información suficiente para gestionar el inmueble en su situación actual de manera remota y que funcione como nexo de comunicación entre diferentes agentes, que forman parte del equipo de restauración y mantenimiento del patrimonio. A su vez, que el siguiente trabajo pueda ser utilizado como base de datos y puntapié para la rehabilitación y consiguiente mantenimiento del inmueble patrimonial en cuestión. A través de información obtenida por el equipo de investigación conocido como Prometheus, el cual investiga y fomenta la implementación de un protocolo interdisciplinario para la documentación del patrimonio arquitectónico; más específicamente poniéndolo en práctica con una serie de monumentos y edificios que se encuentran en la zona de ruta conocida como Upper Kama, Rusia, se intentará desarrollar lo antes expuesto con el caso práctico de la Iglesia de la Trinidad.

[EN] The present master thesis’s main objective is to obtain a protocol to optimize the management of remote maintenance of a heritage building. Through different techniques, including tools within BIM methodology, an attempt will be made to arrive at a 3d model that will contain enough information to low remote management of the property in its current situation and that it will also function as a link between different agents, which are part of the heritage restoration and maintenance team. In addition, it is expected that the following work can also be used as a database and kickstart for the rehabilitation and consequent maintenance of the heritage property in question. Through information obtained by the research team known as Prometheus, which investigates and promotes the application of an interdisciplinary protocol for the documentation of architectural heritage; specifically, putting it into practice with a series of monuments and buildings that are in the Upper Kama route, Russia, we will try to develop the above-mentioned with the practical case of Church of Trinity.
