Estudio previo y propuesta de intervención en la Parroquia San Bartolomé Apóstol (Godella)

Abstract

[ES] Trabajo Fin de Grado cuya principal finalidad es la realización de un estudio previo de la Parroquia San Bartolomé Apóstol de Godella y de su cúpula. Se presenta la historia, el estado de conservación actual del edificio, el comportamiento estructural frente a peso propio de la cúpula, y el estudio del sistema constructivo de la Iglesia. Para ello, previamente, ha sido preciso realizar un recopilatorio de documentación histórica que permitiese conocer datos acerca del autor de la Iglesia, sus fases de construcción y las intervenciones o reformas realizadas con el paso de los años. Se ha llevado a cabo una memoria constructiva en la cual queda reflejado un análisis del subsuelo, las condiciones de su entorno, el sistema constructivo de la Iglesia y las instalaciones de saneamiento existentes. También se ha ejecutado un cuidadoso levantamiento planimétrico del inmueble para conocer su forma constructiva y entender las lesiones que aparecen en el edificio. Estas lesiones han sido diferenciadas según la urgencia de su intervención en: urgentes, corto plazo, medio plazo o largo plazo.

[EN] In the following study the economic and financial viability of the promotion and subsequent operation for 20 years of a university mixed residence in a university área of Valencia are analyzed. This study presents an analysis of the sector wihich will be located the residence, social study is done, and supply and demand are analized too, comparing in this form, the residential complexes that exist in the city to see if the promotion has place in the current market. After this section, the election and the study of legal-urban aspects of the place where the residence will be built are made. Analyzed all this, the study focuses on temporary economic analysis by Excel spreadsheet (CASHFLOW). This spreadsheet show us all construccións and legal costs that affect to the promotion, as well as costs relating to the operation, comparing theses all costs with the income of the residence simulating three occupancy situations. Once the economic study are made, a financial study for comparison and subsequent selection of the most cost-effective financing is done. In this section, the financial costs of a mortgage loan combined with three additional financing, provision of equity capital, another loan with a constant repayment and credit account method are analyzed
