Proyecto de intervención en una vivienda unifamiliar situada en Riba-Roja de Túria (València) con tecnología BIM

Abstract

[ES] El trabajo a realizar como TFG plantea la propuesta de intervención en una vivienda unifamiliar que consta de semisótano, planta primera y planta segunda utilizando la tecnología BIM. Actualmente la vivienda tiene ejecutada la cimentación, la estructura, y las cubiertas. La construcción fue paralizada en el año 1992 por estar fuera de ordenación y ser un suelo rústico. Actualmente la calificación del suelo es urbano por lo que se puede acometer la ejecución del proyecto cumpliendo los trámites administrativos correspondientes. La propuesta de TFG consta de la realización de un estudio previo para la terminación de la vivienda unifamiliar, en todas sus plantas, diseñando fachadas, particiones, escaleras, instalaciones, pavimentos, revestimientos y carpintería ofreciendo dos opciones de ejecución en cerramientos y particiones y analizando la repercusión de estos cambios a nivel de costes, y tiempos. Se realizarán varias propuestas de diseño de la vivienda, en fachadas y particiones y en la ampliación de una de las terrazas de la misma. El objetivo del TFG será modelar el estado actual de la vivienda, ofrecer dos opciones de cerramientos y particiones de la misma y una ampliación de terraza, finalmente, elaborar la documentación técnica necesaria para la ejecución de la obra. El alcance del trabajo supondrá tanto la definición arquitectónica y estructural del estado actual, como la definición arquitectónica, estructural, de instalaciones, la valoración económica y la programación de obra de la propuesta de intervención. Las herramientas informáticas que se van a utilizar para la realización del trabajo serán Revit 2018 en el modelado de la vivienda, Presto 2019 en la valoración económica, Project 2016 y Navisworks Manage 2018 en la programación de obra y visualización 3D del avance de la misma.

[EN] The work to be done as a TFG proposes the intervention proposal in a single-family house consisting of a semi-basement, first floor and second floor using BIM technology. Currently the house has executed the foundation, the structure, and the roofs. The construction was paralyzed in 1992 for being out of order and being a rustic floor. Currently, the land is classified as urban, so it is possible to undertake the project by completing the corresponding administrative procedures. The TFG proposal consists of carrying out a preliminary study for the completion of the singlefamily house, in all its floors, designing facades, partitions, stairs, facilities, pavements, cladding, carpentry, offering two options for execution in closings and partitions and analyzing the repercussion of these changes in terms of costs and time. Various proposals for the design of the house will be made, in facades and partitions and in the expansion of one of the terraces. The objective of the TFG will be, to model the current state of the house, to offer two options of closings and partitions of the same and an extension of the terrace, finally, to prepare the technical documentation necessary for the execution of the work. The scope of the work will involve both the architectural and structural definition of the current state, as well as the architectural, structural, and facilities definition, the economic assessment and the work schedule of the proposed intervention. The computer tools that will be used to carry out the work will be Revit 2018 in the modeling of the house, Presto 2019 in the economic valuation, Project 2016 and Navisworks Manage 2018 in the programming of the work and 3D visualization of the progress of the same.
