Cambio de uso de edificio de oficinas a apartamentos turísticos

Abstract

[ES] En el presente trabajo se pretende realizar un cambio de uso de un edifico, el cual alberga oficinas para transformarlas en apartamentos turísticos. Para ello se realiza una serie de trabajos con el fin de adecuarse a las exigencias urbanísticas para este tipo de uso, entre los que engloban la reforma del interior del edificio para realizar una nueva distribución de espacios, adecuación de la caja de escalera a las nuevas dimensiones exigidas por la normativa, demolición del antiguo ascensor con el objetivo de aprovechar mejor el espacio del ojo de la escalera y aumentar sus dimensiones. Después de un análisis del edificio antes de comenzar los trabajos, se realizarán refuerzos en determinados elementos estructurales una vez visto el estado actual en el que se encuentran y la carga de peso prevista. Se efectuarán también trabajos de rehabilitación de fachada principal para mejorar la vista del edificio, sin modificar ningún elemento de la misma ya que la fachada está protegida por las ordenanzas municipales.

[EN] In the present work, we intend to change the use of a building, which houses offices to transform them into tourist apartments. For this, a series of works is carried out in order to adapt to the urban planning requirements for this type of use, among which include the reform of the interior of the building to make a new distribution of spaces, adaptation of the staircase to the new ones. dimensions required by regulations, demolition of the old elevator in order to make better use of the space of the eye of the staircase and increase its dimensions. After an analysis of the building before starting the work, certain structural elements will be reinforced once the current state they are in and the expected weight load have been seen. Rehabilitation works will also be carried out on the main façade to improve the view of the building, without modifying any element of it since the façade is protected by municipal ordinances.
