Hotel gastronómico en Benimámet

Abstract

[ES] La intervención se localiza en uno de los últimos huertos en caer en desuso al este de Benimámet. Se plantea la rehabilitación de su alquería con el fin de albergar un restaurante, así como la construcción de un hotel y una escuela de hostelería asociados al mismo. Del mismo modo, se propone la retoma de la actividad agrícola con el fin de abastecer de productos kilómetro 0 a todo el complejo. Intervención territorial El proyecto se enmarca en un plan a escala regional, cuyo objetivo es la definición de la Infraestructura Verde de la Comunitat Valenciana, como ¿una red interconectada conformada por los paisajes de mayor valor medioambiental, cultural y visual que se convertirá en la estructura básica ecológica¿ (Generalitat Valenciana). Este plan tiene como pilares ¿el mantenimiento de la calidad de vida, la biodiversidad y los procesos ecológicos básicos. Dentro de este plan, la antigua huerta al este de Benimàmet al norte de la CV-30 resulta clave, pues es el lugar más indicado para conectar la huerta de Campanar y la Huerta Norte. La intervención territorial consiste en la conexión de elementos verdes y planificar nuevos, con el fin de que se integren en la infraestructura verde global.

Intervención urbana El borde este de Benimámet presenta una estructura deshilachada, con multitud de parcelas residuales derivadas de la pérdida de la actividad agrícola. Por su cercanía al núcleo urbano se muestra como una oportunidad para proyectar el nuevo desarrollo residencial capaz de asegurar el crecimiento vegetativo y ejercer de costura entre la trama actual y la intervención territorial. Se contempla la construcción de 650 viviendas, obteniendo una densidad media-alta y diversidad funcional, asegurando así el funcionamiento del comercio de proximidad, una vida social más vigorosa, menor impacto ambiental, y un coste menor de los servicios públicos. Se prioriza la movilidad blanda y la integración de sistemas urbanos de drenaje sostenible.

Intervención arquitectónica El proyecto a escala arquitectónica posee los siguientes objetivos: La puesta en valor del patrimonio y su identidad a través de la recuperación del camino histórico de Beniferri a Paterna, la rehabilitación de la alquería y su conexión con el molino de Bonany. Del mismo modo, se plantea la renovación urbana y espacial de bordes y espacios residuales del entorno, así como retomar la producción agrícola del huerto, potenciando su conexión con elementos cercanos de la infraestructura verde. Y por último la dinamización del nuevo desarrollo, conectándolo con el tejido urbano actual a través de la creación del centro de formación, restaurante y hotel asociados al huerto, utilizando los productos generados por este; generándose una sinergia gastronómica con el gran establecimiento hostelero situado en el molino de Bonany.

[EN] The intervention is in one of the last orchards to fall into disuse east of Benimámet. The rehabilitation of its farmhouse is proposed to house a restaurant, as well as the construction of a hotel and a hotel school associated with it. In the same way, it is proposed to resume agricultural activity to supply the whole complex with Km0 products. Territorial intervention The project is part of a regional plan, whose objective is to define the Green Infrastructure of the Valencian Community, as "an interconnected network made up of the landscapes of greatest environmental, cultural and visual value that will become the basic ecological structure" (Generalitat Valenciana). The pillars of this plan are "the maintenance of the quality of life, biodiversity and basic ecological processes. Within this plan, the old orchard east of Benimàmet to the north of the CV-30 is key, as it is the most suitable place to connect the Campanar orchard and the Huerta Norte. The territorial intervention consists of connecting green elements and planning new ones, in order to integrate them into the overall green infrastructure.

Urban intervention The eastern edge of Benimámet presents a frayed structure, with a multitude of residual plots derived from the loss of agricultural activity. Due to its proximity to the urban core, it is shown as an opportunity to project new residential development capable of ensuring vegetative growth and acting as a seam between the current fabric and territorial intervention. The construction of 650 dwellings is contemplated, obtaining a medium-high density and functional diversity, thus ensuring the functioning of local commerce, a more vigorous social life, less environmental impact, and a lower cost of public services. Priority is given to soft mobility and the integration of sustainable urban drainage systems.

Architectural intervention The architectural scale project has the following objectives: The enhancement of the heritage and its identity through the recovery of the historic road from Beniferri to Paterna, the rehabilitation of the farmhouse and its connection with the Bonany mill. Similarly, the urban and spatial renewal of edges and residual spaces of the environment is proposed, as well as resuming the agricultural production of the orchard, enhancing its connection with nearby elements of the green infrastructure. And finally, the revitalization of the new development, connecting it with the current urban fabric through the creation of the training center, restaurant and hotel associated with the garden, using the products generated by it; generating a gastronomic synergy with the large hotel establishment located in the Bonany mill.
