Reforma Integral de Vivienda. Jorge Juan, 5. Valencia

Abstract

[ES] El presente TFG desarrolla la reforma, acondicionamiento e interiorismo de la vivienda situada en la calle Jorge Juan, nº 5 del Barrio del Eixample en Valencia. La vivienda a intervenir tiene una superficie construida de 231 metros cuadrados y mantiene la distribución y acabados de origen. El proyecto abarca desde el derribo y desescombro, pasando por la redistribución de espacios, hasta los cambios de carpinterías e instalaciones. No hay reforma estructural ni se ven afectadas ni las fachadas principales ni los patios interiores. En el trabajo se desarrolla la evolución del proyecto desde el primer contacto con el cliente hasta su definición completa. En el proceso se distinguen las siguientes etapas: análisis del entorno, edificio y vivienda; análisis de necesidades y referencias; definición de proyecto; diseño interior, materiales e instalaciones y presupuesto de ejecución. La metodología utilizada ha sido el programa CAD para la expresión gráfica; el programa PRESTO para mediciones y presupuesto y fotografía digital. El trabajo de concepción del proyecto se ha desarrollado en una oficina técnica con visitas puntuales a la vivienda objeto de la intervención. El resto de trabajo se desarrolla conjuntamente con el cliente, sobre todo la elección de materiales y acabados. En este proyecto fue primordial la gestión de control de calidad de ejecución y acabados y de las posibles modificaciones a las ideas iniciales.

[EN] This Bachelor's Thesis develops the reform, conditioning and interior decoration of the house located on Jorge Juan Street 5, in the Eixample district in Valencia. The house to be renovated has a floor area of 231 square meters built and still maintains the original distribution and surface finishes. The project includes from demolition and debris removal, through the redistribution of spaces, to changes in the carpentry and installations. There is no structural reform and the main façades and interior courtyards are not affected. The project is developed from the first contact with the client until its complete definition. the process comprises the following steps: analysis of the environment, building and housing; analysis of needs and references; project definition; interior design, materials and facilities and budget execution. The methodology used was the CAD software for graphic expression; PRESTO software to calculate budget for measurements and digital photography. The design work of the project was developed in a technical office with occasional visits to the property subject of the intervention. The remaining work is developed together with the customer, especially the choice of materials and finishes. In this project was paramount managing of the quality control and the finishes execution and the possible modifications to the initial ideas.
