Seguimiento de reforma integral de vivienda en edificio protegido dentro del PEPRI Barrio del Carmen

[ES] En el presente TFG se realiza el seguimiento de la reforma integral de las plantas segunda y tercera de una vivienda en un edificio en el Carrer de Baix nº 30 de la ciudad de Valencia, con un Nivel 2 de protección estructural dentro del PEPRI del Barrio del Carmen. El trabajo se ha desarrollado sobre la adaptación de un proyecto básico y de ejecución con fecha de visado del 22 de febrero de 2013, al que se ha añadido un anexo, con fecha de visado 17 de septiembre de 2013 que plantea un aprovechamiento bajo cubierta mediante la ejecución de un altillo mediante perfilería metálica no incluido en el proyecto original. La intervención pasa por la demolición interior de la distribución existente. Se conserva el forjado de revoltón y la estructura original de muros de fachada portantes. Se respetan las fachadas que dan a la vía pública y sus huecos y en las fachadas que dan al patio interior del edificio se abren nuevos huecos. Se levanta una nueva distribución interior mediante paneles de yeso laminado y se trasdosa la envolvente para mejorarla térmica y acústicamente. Además de esto, se dota a la vivienda de nuevas instalaciones de electricidad, gas, climatización, agua y saneamiento. A lo largo del trabajo, se realiza el seguimiento real de los trabajos y se ejecuta el preceptivo control de calidad material y constructiva y de seguridad, así como el estudio económico de la obra.

[EN] This Bachelor's Thesis follows the complete refurbishment of a duplex apartment in the second and third floors of a building located at 30 Carrer de Baix in the city of Valencia, protected by a level 2 of the Special Plan of Protection and Internal Reform within the Barrio del Carmen. The work has been developed by adapting a previous project of design and implementation, dated February 22 2013, to which an annex has been attached adding a roof space with metal sections not included in the original project. The intervention foresees the demolition of the interior existing distribution. The original structure of the façade bearing walls and the wrought of the vault panel is left untouched. The street façades and their openings are also preserved but in the courtyard façades of the building new voids has been open. A new interior distribution is created through plasterboard panels and infills behind the envelope to improve it thermally and acoustically. In addition to all this, the house is provided with new electricity, gas, air, water and sanitation facilities. The complete monitoring of the construction work is performed, with the proper control of the quality of the materials and construction methods and the safety and cost control.
