Estudios Previos y Propuesta de Intervención Edificio "Aceites Andrés" en Quart de Poblet (Valencia)

Abstract

[ES] En este TFG se realiza el estudio del edificio "Aceites Andrés" construido a principios de siglo XIX para su uso como fábrica de aceites. El edificio, situado en el centro de Quart de Poblet, está catalogado como edificio singular y es actualmente propiedad del Ayuntamiento. Su actividad como fábrica de aceites terminó en el año 1987 y actualmente no tiene ningún uso. Para realizar el estudio, se ha procedido a plasmar gráficamente mediante el levantamiento de planos su estado actual, los materiales y las técnicas utilizadas. También se ha revisado la estructura portante y la trasmisión de los esfuerzos a la cimentación. Se trata de descubrir las patologías y señalar las zonas a evitar para no comprometer la estabilidad. Se estudia también la cubierta, los cerramientos y las carpinterías y su comportamiento con el paso de los años. Una vez realizada la toma de datos, se procede a su análisis mediante técnicas de difracción de rayos X, estudios termográficos y técnicas de calificación energética. Se ha obtenido la calificación energética del edificio utilizando el programa CE3X. Para el nuevo uso se ha propuesto la ubicación de la nueva comisaría de policía municipal de Quart de Poblet.

[EN] The aim of this Bachelor’s Thesis is to perform the graphical and structural analysis of the building known as "Aceites Andrés" built at the beginning of the nineteenth century for oil factory purposes. The building, located at Quart de Poblet city center, is currently property of the City Hall. Its activity as oil factory ended in 1987 and currently has no use. A survey has been conducted to delineate graphically its current state and its pathologies, the type of materials and the techniques used. The supporting structure has also been studied to see the transmission of efforts to the foundation and to identify the damaged and problematic areas in order to avoid compromising its stability. The envelope and the woodwork and its behavior over the years have been also studied. Once all data have been gathered, it has been proceeded to study and analyze it using techniques of X-ray diffraction, thermographic studies and energy rating techniques in order to propose an alternative use of the building and the general intervention. It has been obtained the energy rating of the building using the CE3X program. For the new use it has been proposed the location of the new municipal police station of Quart de Poblet.
