Memoria descriptiva de la actividad Residencia Mixta de Mayores

Abstract

[ES] Este Trabajo de Fin de Grado desarrolla la Memoria de Actividad de un Edificio destinado a Residencia Mixta de Mayores, se trata de un caso real, en el momento de redactar este trabajo las obras del mencionado edificio se encuentran comenzadas. En la presente Memoria se justifican todos los apartados necesarios para la solicitud de la Actividad y Licencia de Apertura del Centro objeto de este trabajo. Se trata de un modelo nuevo de construcción y gestión tanto del Proyecto como de la obra dado que se realiza bajo la modalidad de Cooperativa donde los futuros residentes son los promotores y accionistas del proyecto. Se ha seguido un planteamiento teórico para la justificación de las distintas Normativas que son de aplicación al establecimiento. Se realiza en un primer paso la descripción de la parcela donde se ubicará el futuro edificio, posteriormente se describe el edificio en cuanto a su superficie y volumetría así como la justificación del diseño en base a su uso y cumplimiento de las Normativas de aplicación para este tipo de Actividad. Se justifica el cumplimiento de la Normativa Urbanística. Posteriormente se describe el edificio en lo que se refiere a los materiales utilizados e instalaciones con el fin de poder justificar el cumplimiento de CTE y demás Normativas. A continuación se pasa a realizar la justificación del CTE en los apartados de aplicación para el uso proyectado. Se realiza una descripción detallada de las instalaciones de Electricidad, Climatización y Abastecimiento de agua. Para finalizar se justifica el cumplimiento de la Normativa sectorial específica para el Uso de Residencia Mixta de Mayores. Se adjuntan distintas vistas de lo que será en su día el edificio terminado para poder tener una idea global de la edificación y entorno.

[EN] This work of the end of degree develops the report of Activity of a building which is aimed as a Residence for elderly people men and women, it is a true case and at this moment the construction of this building has begun. In this report, it is justified all the necessary section for the applyness of the activity and licence of opening of the building for this kind of work. It is a new type of construction and management, not only of the project but also for the construction of building because it is done under a cooperative business where the future people who are going to stay there are the developers and shareholders of the project. It has been followed a theoretical situation for the reason of different regulations which are put in place in the building. In the first place it is done a description of the area where the building is going to be built. Then the building is describes in totally, its Surface and volume and besides all this, also the means of building and all the forms which are necessary to be able to put forward this project, it is justified with the urbanistic normative. Later, it is also described all the material which has been used for the construction of the building and all the installations to be able to justify the norms of CTE and the rest of the norms. Afterwards, the justification of the CTE is done in all the steps which are required for the use of this project. All the descriptions of the installations of light, electricity and weatherize of the building is done very carefully. At the end it is justified the sectorial normative for the only purpose of the nursing home. It is enclosed different views what it would look like in the future finished to be able to see it as whole and the environment.
