Rehabilitación y cambio de uso de vivienda de principios del S. XX en Campos de Arcís (Requena) para alojamiento rural y restaurante

Abstract

[ES] El presente trabajo se centra en la rehabilitación y cambio de uso de una vivienda unifamiliar de principios de siglo XX situada en la aldea de Campo Arcís, Requena, para alojamiento y restaurante. Para ello, se lleva a cabo un análisis previo de su estado actual para poder realizar las propuestas de intervención adecuadas. De esta manera lograremos alcanzar el planteamiento más adecuado de cambio de uso para la zona donde se ubica. En primer lugar, se realiza un levantamiento gráfico a partir de trabajos de campo para posteriormente analizar los aspectos compositivos y constructivos del edificio. Esto ha permitido conocer una construcción rural tradicional de principios de siglo XX. Tras dicho estudio, se observa el estado que presenta el edificio y se procede a realizar un estudio patológico dónde se localiza las lesiones, se identifica las causas posibles y se elabora las propuestas de intervención más adecuadas. Para finalizar, se elabora un posible cambio de uso para alojamiento y restaurante dado su ambiente rural, buena comunicación y cercanía a Requena.

[EN] The hereby presented work is focused on the restoration and change of use of a single-family dwelling, dating from the early 20th century and located in the small village Campo Arcís, Requena, into lodging and restaurant building. For this purpose, a previous analysis of the current state of the building is carried on in order to define the required modifications to be performed. This previous study allows us to design and select the best plan for the restoration and change of use modifications for the place where the building is situated. In the first place, in order to analyze the composition and construction of the building, a graphical display with the data obtained in a previous field survey is conducted. This process allowed us to identify the single-family dwelling as a traditional rural construction of the early 20th century. After the above mentioned study, the state of the building is carefully examined and thereafter begins a process for the identification of the actual construction pathologies and their causes and the planning of the most appropriate procedures for their correction. Lastly, due to its convenient countryside atmosphere, easy-access and proximity to Requena, a change of use planning permission is arranged to allow a lodging and restaurant use in the building.
