Levantamiento gráfico, análisis constructivo y propuesta de intervención en edificio existente. Edificio "Landriani - El Chalet"

Abstract

[ES] El presente TFG se centra un edificio perteneciente a la arquitectura burguesa valenciana, el edificio “Landriani”, que debe su nombre a Gliccerio Landriani, profesor de la Orden Escolapia propietaria del edificio. Este inmueble se sitúa dentro de la parcela del Colegio Escuelas Pías Malvarrosa, donde convive con otros edificios, el propio colegio y el de la residencia de mayores de la Orden.Si bien no está protegido especialmente, sus características morfológicas hacen interesante realizar un estudio general que permita incorporarlo a los catálogos de edificios para su preservación, tanto por su tipología, como por el valor histórico o representativo que tiene para sus actuales propietarios. Por otra parte, la falta de uso y mantenimiento empieza a reflejarse en el edificio. Se realiza un análisis de sus orígenes y evolución, situándolo en su contexto histórico y geográfico. Tras la toma de datos, se realiza el levantamiento gráfico del edificio, analizando cuáles son los sistemas constructivos que lo componen. Finalmente, se realiza un estudio patológico, detallando y analizando las lesiones que presenta y proponiendo una intervención adecuada.

[EN] This bachelor's thesis analyzes a building belonging to the Valencian bourgeois architecture, the "Landriani" building, named after Gliccerio Landriani, a professor of the Orden Escolapia, institution that owns the building. This property is located within the plot of the Colegio Escuelas Pías Malvarrosa, where it coexists with other buildings, the school itself and the residence of the elder members of the Orden. While the building has not yet received a particular protected status, its morphological characteristics make interesting to conduct a comprehensive study which can later be incorporated to a catalog of buildings for preservation, this because of the typologie of the building as well as for the historical and representative value that holds to its current owners. Moreover, the lack of use and maintenance begins to show and make advisable carrying out this analysis. For this study, a research of the origins and evolution of the building has been performed, placing it in its historical and geographical context. After the data recollection, next a graphic survey of the building has been done as well as a description of the constructive systems. Finally, a pathological study of the building is performed, detailing and analyzing all the building failures and proposing an appropriate means of intervention.
