El “Cine Condal” y su nuevo uso de café-teatro y residencia en Villareal

Abstract

[ES] El siguiente Trabajo de Fin de Grado de la titulación de arquitectura técnica es una proposición para la intervención y cambio de uso del edificio de la calle Molí nº4, más conocido como “el antiguo Cine Condal” por los vecinos de Vila-real. Está ubicado en Vila-real, Castellón. Se trata de un edificio construido a principios del siglo anterior y está anexo a la parroquia y convento de los Padres Franciscanos. Este edificio, como se explicará en el proyecto, durante el paso de los años, se ha destinado a diversos usos. Aunque el interior se ha conservado prácticamente bien, la fachada principal es la parte más dañada y afectada. Durante varias visitas que se han realizado en estos meses al edificio, se ha podido recoger toda la información necesaria para el desarrollo del proyecto. Para ello se han tomado medidas, realizado croquis, levantamiento de planos, etc. Por eso, en primer lugar, mediante un análisis constructivo y detallado del edificio y de la fachada, se han presentado en el proyecto diversas fichas de patología para la intervención de la misma. Estudiando cada lesión y el tipo de material usado en la época, y seguidamente realizando un análisis de las posibles causas y la propuesta de intervención correspondiente. En segundo lugar, se presenta una propuesta de cambio de uso de la planta baja y una nueva distribución de los espacios de la planta primera, aprovechando mejor el espacio. Para la propuesta del trabajo, toda la información recogida se ha plasmado tanto en explicaciones, como en fichas de patología y en planos.

[EN] The following Final Degree Project of the Bachelor’s Degree in Technical Architecture (o Building Engineering, creo que arch tecnica ya no tienes q poner eh… no se) consists of a proposal for the intervention and functional change of a building, which can be found at Nº 4 of Molí Street, in Vila-real, Castellón; best known by its neighbours by the name of ‘the old County Cinema’. The building was constructed in the beginning of the XXth century and it is placed next to the Parish and Convent of the Franciscans Fathers. This building, as it is explained in the project, has been destined to diverse usages along the years. Even though the interior has been preserved quite well, the front façade is the part that has suffered most damages. During the months corresponding to the elaboration of this project, many visits to the site have been made, having permitted to collect all the necessary information needed to elaborate the project. In order to accomplish it, measurements have been taken, site drawings have been made as well as the digital plans of the building. Firstly, throughout a detailed constructive analysis of the building and the façade, several pathology files had to be made, for a posterior and more coherent intervention. This allowed to study very well each of them and the type of material used back then, being able to discover the causes of the damage and choosing the correspondent intervention. Second, the proposal consists of a functional change for the ground floor and a new distribution of spaces on the first floor, making the most out of it. For the overall proposal in this project, all the gathered information relies on the texts, the pathology files and finally, the plans.
